Getting started

1. Add a property

Properties → Add. Enter the address and type; units are created automatically. Add its fiscal details (taxes, insurance, mortgage interest) — they feed the tax report.

2. Add tenants and leases

Tenants menu. Each tenant is linked to a unit via a lease (rent, dates). You can send the credit-check authorization for e-signature.

3. Record collected rent

Finances → Rent. Track who paid, month by month. That's what gives your REAL income in the tax report.

4. (Optional) Import your portfolio with AI

Import menu. Upload an Excel/CSV of your properties/tenants — the AI reads it whatever the format, and you review before importing. Great to avoid manual entry.

Properties & units

A property contains units (doors). Unit count is adjusted from the property page; filled records are never deleted when decreasing.

Tenants & leases

A lease links a tenant to a unit (co-tenants allowed). The calendar computes the renewal notice ~90 days before lease end.

Rent

Manual monthly tracking (paid / partial / unpaid). Oscar never holds your funds; Stripe/PADPre-authorized debit from a bank account. payments will plug in later.

Upkeep

Contractor directory + repair requests. When resolving a repair, enter the amount paid and its nature (current/capital) — it feeds the tax report.

Finances (Rent, Expenses, Tax report)

The tax report groups by property your REAL income, current (deductible) expenses and capital improvements (CCACapital Cost Allowance — the federal tax depreciation of an asset.), aligned with the federal T776Federal form “Statement of Real Estate Rentals” (rental income and expenses). and Quebec TP-128Quebec form for a rental property's income and expenses.. Exportable to Excel per year.

AI portfolio import

Upload your file, the AI extracts properties/units/tenants, you review, then import in one click. Nothing is saved until you confirm.

Sovereignty & Law 25

  • Your data is hosted in Canada (ca-central-1 region). In practice, your tenant and financial information stays in the country, at rest and in compute.
  • Data access is isolated per account (RLS enabled on all tables). No one but you can access it.
  • When our AI features process tenant data (e.g. import, or Tom later), analysis will run in Canada (AWS Bedrock) to stay Law 25 compliant.

Frequently asked

Can I export my data?

Yes. The tax report exports to Excel (CSV) per year. More exports will come as needed.

I'm coming from Oscar Lite — how do I migrate?

Oscar Lite exports your data as JSON. An assisted migration to Concierge is planned; meanwhile, the AI import (Excel/CSV) already does most of the work.

Is my data secure?

Yes: hosted in Canada, per-account isolation (RLS), and two-factor authentication (2FA) will be offered on paid plans.

How are payments handled?

Via Stripe. Oscar never holds tenant funds — it only observes and records (facilitator).
